The essential South African home loan pre-approval checklist
Know your budget before you make an offer. Use this practical checklist to organise your income, documents and buying costs — then move from an initial estimate to a bank-ready application.
Start with clarity, not paperwork

Two stages — one important distinction
You do not need to upload documents to start Gateway’s initial online pre-approval. Your ID number and basic details give you an indicative amount in about two minutes. The checklist below prepares you for verification and the full bank application that follows.
Pre-approval is not a promise of finance. A bank still assesses your supporting documents, credit profile, affordability and the property before issuing its final offer.
Why get pre-approved before house hunting?
A realistic price range helps you avoid spending weekends viewing homes that stretch your finances. It also gives you a clearer conversation with an estate agent: what you can afford, what deposit you have and what still needs to be checked. Sellers may appreciate a prepared buyer, but pre-approval does not guarantee that an offer will be accepted.
A focused property search
Start with a workable range rather than the maximum asking price you hope to reach.
Fewer surprises
Identify income, debt or document gaps before they hold up a bank application.
A clearer next step
Keep the information a specialist needs in one place, ready for review.
Your home loan document and readiness checklist
Prepare these for the full application. Your specialist will confirm exactly what each lender needs.
0 of 6 ready
Have your South African ID number and a clear copy of your ID available. If your citizenship or residency circumstances differ, ask your specialist which documents the bank accepts.
Gather recent payslips or other evidence of regular income. Explain variable earnings, commission or bonuses rather than assuming the bank will count all of them.
Prepare recent statements for the accounts receiving your income. Use complete, readable statements; the required period depends on your lender and income profile.
Keep your employer’s details and employment information ready. Self-employed buyers may need business financial statements and additional evidence of sustainable earnings.
List living costs, debt repayments and other recurring commitments accurately. Include credit cards, vehicle finance and maintenance obligations where applicable.
Know what savings you can contribute without using your entire emergency reserve. Allow separately for transfer, bond registration, moving and ongoing ownership costs.
A preparation checklist is not a bank approval assessment. Keep sensitive documents secure and share them only through your specialist’s approved channels.
What changes if your income is not a fixed salary?
Self-employed or business owners
A bank needs evidence that your income is sustainable, not simply a single good month. It may request business financial statements, personal and business bank statements and other supporting information. Keep business turnover separate from the personal income available for your bond repayment.
Commission, joint or additional income
Explain fluctuations in commission or overtime and provide the records requested by the lender. For a joint application, prepare each applicant’s documents and commitments. Rental or other additional income must be disclosed and supported; do not assume it will all be accepted.
Changed jobs, recently started a business or have unusual income? Speak to a home loan specialist in your area before guessing which documents will be sufficient.
Check affordability beyond the monthly bond repayment
What a lender might offer and what feels comfortable in your household budget are not always the same. Start with take-home income, subtract realistic living costs and existing commitments, and keep room for unexpected expenses. Interest-rate changes can affect a variable-rate repayment, so avoid planning around a best-case figure.
- Budget for rates, levies where applicable, insurance, utilities and maintenance alongside the bond.
- Separate your deposit from transfer and bond registration costs. A bigger deposit does not remove every other buying expense.
- Review your credit information and investigate errors early rather than waiting for the bank to flag them.
- Tell your specialist if your income, debts or deposit change after the initial assessment.
From online pre-approval to comparing bank offers
- 1
Start with your initial estimate
Complete Gateway’s online pre-approval with your ID number and basic details. Its soft enquiry does not affect your credit score; other providers and later bank checks may work differently.
- 2
Prepare and review your documents
Use the checklist to gather supporting information. Gateway’s Zero Capturing approach lets you upload your documents for a specialist to review and prepare, instead of repeatedly retyping the application.
- 3
Apply and assess the actual offers
Your complete application can be presented to multiple banks. Compare the resulting offers on rate, repayment, term, deposit, fees and conditions — not only which bank replies first.
- 4
Confirm conditions before committing
Read the bank’s final offer and clarify outstanding requirements. When signing an offer to purchase, understand its finance condition and deadlines; obtain professional advice where needed.
Home loan pre-approval: your questions answered
What documents do I need for home loan pre-approval in South Africa?
Gateway’s initial online pre-approval uses your ID number and basic details, without documents to upload upfront. For verification and a full bank application, prepare your ID, proof of income, recent bank statements and employment details. The bank may request further documents based on your circumstances.
Is pre-approval the same as final home loan approval?
No. Pre-approval is an indicative starting point, not a guaranteed loan or a final bank offer. Final approval depends on the lender’s checks, supporting documents, the property valuation and its lending conditions.
Will pre-approval affect my credit score?
Gateway’s initial online pre-approval uses a soft credit enquiry, which does not affect your credit score. Do not assume every provider uses the same process. A full home loan application may involve further credit checks; ask what you are consenting to.
Can self-employed buyers apply for pre-approval?
Yes, but verifying income may require more information. Prepare business financial statements, bank statements and any further supporting documents requested by the lender. Ask your specialist for a checklist suited to your business and income pattern.
How long is a pre-approval amount valid?
There is no universal validity period. Check the terms of your assessment and refresh it if your income, debts, deposit or circumstances change, or if your property search takes longer than expected.
Can I compare offers from multiple banks after pre-approval?
Yes. Once a complete application is assessed, compare actual bank offers on interest rate, repayment, term, deposit requirements, fees and conditions. Pre-approval alone is not an offer from every bank.
Get organised. Then take the next step.
You do not have to understand every lending rule before you begin. Start with an indicative budget, keep your information accurate and let a Gateway specialist help you turn a prepared document pack into a complete application.
General guidance, not a lending commitment or personal financial advice. Requirements vary by bank and applicant. Further reading: Absa’s home loan application process and Standard Bank’s document checklist. These describe those lenders’ requirements, not a universal checklist for every bank.
